Salary £14,088 (equivalent to over £12.04 per hour)

Permanent; Part-Time: 4.5 hours per day / 22.5 hours per week; Monday to Friday

Residential Management Group, a large, established market leading property management company, is looking for an experienced Warden.

The Warden’s primary responsibility is to assist in the delivery of our property management service to the residential buildings, its residents, and buildings’ owners, overseeing the safety, security and maintenance of the communal areas.

What hours will I be working?

You’ll be working 4.5 hours per day (22.5 hours per week) Monday to Friday. The 4.5 hours will be discussed/agreed at interview stage, which must be within 9am to 5pm and be the same 4.5 hours each day, to provide consistency to the residents.

At the moment, we are considering whether the Warden would also cover a nearby additional over 55’s development, Hudson Gardens. If this is confirmed, your 4.5 hours will be split evenly between the two sites, and business mileage (approximately a 15-20 minute drive) will be paid for travelling between the two sites.

Below is an example of the hours you may work, if the role covers the two sites.

Site 1, working 9am to 11.15am (2¼ hours) and then working 11.45am to 2pm (2¼ hours) at the second site, a total working time of 4.5 hours per day. The 30 minutes (11.15am to 11.45am), allows for travel time between the two sites. Don’t worry if this is a bit confusing, we can clarify at interview.

What are some of the tasks you’ll be undertaking as our Warden?

  • Supporting residents with their enquiries and sorting / delivering residents’ mail.
  • Inspect buildings daily to identify any maintenance issues, undertaking minor maintenance tasks eg : changing light bulbs, litter picking, spot cleaning, tidying the bin storage area.
  • Ensure adequate supplies of cleaning materials (ensuring hazardous materials are stored in accordance with COSHH regulations) and light bulbs are available, ordering additional supplies when required.
  • Point of contact for contractors attending the site, while you’re on ‘shift’.
  • Ensure all incidents, accidents, near misses and maintenance visits are reported.

What skills and experience are we looking for from our Warden?

  • Previous experience in a similar role
  • A friendly, positive and flexible work attitude
  • Excellent customer service skills
  • Good communication skills (verbal and written)
  • Ability to solve problems with diplomacy, empathy and patience
  • Physically able to undertake minor maintenance tasks within communal areas e.g. changing light bulbs, ensuring a tidy bin storage area etc
  • Able to complete administrative tasks using relevant IT system
  • The ability to travel to the two sites in Hull, on a daily basis.
