Section 20 Major Works Project Manager

Residential Management Group has a brand new and exciting career opportunity for an experienced Section 20 Major Works Project Manager, on a 12 month fixed term contract basis (with the potential for extension).

You’ll be a Section 20 specialist, support our South Coast property portfolio, organising the works of around 150 major works projects, ranging from full balcony replacements to small internal/external redecorations – so there’s a lot to do!

You'll be homebased and be conveniently located to cover the South Coat. Your local office will either be Gosport or Hoddesdon, whichever is closest to your location.

You will be liaising with surveyors (you won’t be surveying yourself), reviewing funds available, etc, ensuring all work is undertaken and completed in line with Health and Safety Legislation and RMG's Health and Safety Policy. It’s essential you have leasehold experience, with the confidence to attend meetings with clients, customers and surveyors.

What are some of the things I will be responsible for?

  • Ensure that correct Section 20 notices are served on leaseholders, as required throughout the major works process.
  • Review of current projects underway and those required across developments managed under the portfolio.
  • Collate information from Property Management Team, bringing that information up to date, to take projects forward.
  • Instruct business approved Surveyors, providing them with all of the required information.
  • Monitor funding levels, where supplementary demands have been raised, and liaise with credit control to ensure that funding requirements are met.
  • Maintain regular contact with customers, understanding their long-term plans and the implications for the relationship with the business

To be a successful Section 2 Major Works Project Manager, you will have……

  • extensive Section 20 experience
  • the ability to interpret a Lease, and the implications the terms may have on the management of the portfolio.
  • excellent planning and project management skills, with a recognised qualification.
  • excellent influencing skills (at all levels), being able to present a logical argument that’s easy to understand.
  • excellent listening and customer service skills, exceeding customer’s expectations will just come naturally to you!
  • a full UK driving licence and access to a vehicle
